Last week, our team organized a fantastic event in Altadena with homeowners looking to rebuild at the phenomenal Altadena restaurant called Betsy.
We had 71 attendees, including 27 new homeowners and 16 current clients and partners. The entire evening was perfect, but we don't want the learning and collaboration to stop. That's not aligned with our company culture, which is focused on providing value in all aspects of building.
One of the most meaningful parts of the evening was the conversation. Guests asked insightful questions about rebuilding after the fires and what it's like to work with Enhaus. We've gathered some of the most common questions and our responses here.
How long does the permitting process take for a like-for-like build compared to a new design?
A: Like-for-like builds (rebuilding what you had) generally move faster through permitting, since they are seen as replacements. Once you shift into a new design, the review process takes longer and often involves additional planning, zoning, or design review steps. Timelines vary by jurisdiction, but we prepare families with realistic expectations and guide the process so it does not feel overwhelming.
What are the pros and cons of not rebuilding like-for-like?
A:
Pros: You have the chance to design a home that speaks more to you, functions for your current needs, and reflects your vision. It is a unique opportunity to be creative.
Cons: The permitting process can take longer, and costs may be higher compared to a direct rebuild.
If a mistake is made during construction, how does Enhaus handle it?
A: Transparency is a core value for us. If something unexpected comes up, we own it, communicate clearly, and work quickly to find the best solution. Our integrated design-build model means fewer hand-offs, which lowers the chance of mistakes and helps us address them efficiently when they do happen.
How do I even start thinking about what I want from a new build?
A: Start with your old home. What did you like and not like about it? What did you wish it had, and what felt unnecessary? Those answers become the foundation of your design vision.
What is better: a raised foundation or a slab on grade?
A: It depends on your site conditions and long-term goals. A raised foundation often allows easier access to plumbing and electrical, while providing more flexibility if the lot has slope or soil movement. Slab on grade, on the other hand, can be more cost-effective and offers a clean, solid base. At Enhaus, we evaluate your lot, budget, and lifestyle needs before recommending the right foundation strategy—there’s no one-size-fits-all answer.
How does Enhaus manage budgets?
A: Transparency and accountability are at the core of how we work. We start with a detailed preliminary budget so you have a realistic expectation upfront. Throughout the project, we track costs against that budget and provide regular updates so you’re never caught off guard. If unexpected items arise, we communicate early and clearly to make sure you’re always in control of decisions.
Do I need to hire an architect before working with Enhaus?
A: Not at all. We are a full Design-Build firm, which means we can handle both design and construction in-house. If you already have an architect you’d like to bring to the table, we’re happy to collaborate. If not, our design team can create your plans and carry them seamlessly into construction.
How many touch points will we have with the Enhaus team?
A: We believe in being accessible and responsive. At a minimum, you’ll have regular scheduled check-ins during design, permitting, and construction phases. Beyond that, we make ourselves available anytime questions or concerns arise. Our goal is to keep you informed and comfortable every step of the way.
How long does the whole rebuild process usually take?
A: Timelines depend on project size and complexity, but a full rebuild generally ranges from 18 to 24 months start to finish. This includes design, permitting, and construction. We’ll establish a realistic schedule early on and keep you updated if anything shifts along the way.
How many projects can Enhaus handle at once?
A: We are not looking to do 50 homes at the same time. For us, it is about quality, not quantity. We take on the number of projects that allows us to give each family the best experience possible. Every home we rebuild or reimagine matters deeply to us.
Does Enhaus have completed projects I can visit?
A: Yes. For families considering a rebuild with us, we are happy to share completed projects across the Eastside of Los Angeles, including historic remakes and new builds.
